Step 2- 2825 SF to 3174 SF — Small 3 Car Garage 22’ x 22’ & 20’ x 10’, One Fireplace, 10% of Heated SF for Stone features(283 sf+), 10% of Heated SF for Covered Patios (283 sf+), 2 ½ Baths. (master has separate shower & jetted tub)

Step 3- 3175 SF to 3549 SF — Full Size 3 Car, 22’ x 24’ & 22’ x 10’, Two Fireplaces, 10% of Heated SF for Stone features (318 sf+), 10% of Heated SF for Covered Patios (318 sf+) 3- 3 ¼ Baths. (master has separate shower & jetted tub)

Step 4- 3550 and up — Full Size 3 Car, 22’ x 24’ & 22’ x 10’, Two Fireplaces,
10% of Heated SF for Stone features(355 sf+), 10% of Heated SF for Covered Patios

Approximate Ceiling Heights include raised (9’-10’) at Master BR, (11’-14’) at GR, (9’-10’) at Kitchen, (9’-12’) at DR, Family Rm. Off Bedrooms, Bf. Nook, Utility & Misc Heated Space are Standard 9’. Garage ceiling heights are standard 8’- 9’. Significant increases in ceiling heights are at additional cost and depend upon the overall final design of the home. Features designed in, usage of specialty materials and increases in overall volume may result in an adjustment to your “Base Price” after completion of the Final Plans and before the break ground date. Significant additions of specialty materials such as cultured stone, cast concrete, wood beams/lentils over Windows/Doors are at additional cost.

Home Prices are subject to change at anytime without notice. Price per square foot is considered the “Base Price” and will be in effect at time of contract unless otherwise specified in writing and subject to the restrictions listed above. Construction Commodities such as Concrete, Copper, Lumber, Sheetrock & Insulation may be indexed at the time of construction and a charge or credit will be included in your final price addendum, addition of this clause shall be in writing at time of contract.

SPECIAL NOTES REGARDING PENDING MUNICIPAL REQUIREMENTS ON NEW HOMES:

The City of Albuquerque, the Albuquerque-Bernalillo County Water Authority and the State of New Mexico have all recently enacted ordinances and statutes relating to higher standards of energy efficiency and/or water conservation that will have an upward effect on the price of new homes.  How much will depend on when and if these measures are implemented.  Increases due to these changes in the law cannot be determined at this time, therefore we have been forced to add a clause to all new home contracts stipulating that the buyer will be responsible for bearing the cost increase as a result of these changes.  Our base prices will be changed to reflect the changes once they are known to us.

Included in the per square foot price of your New Home are the following:

  • All Design, Drafting, Routine Engineering & Surveying
  • One Appraisal/ Final Inspection
  • All Liability, Hazard & Workman’s Compensation Insurance
  • All Applicable Permits & Architectural Control Approvals
  • An Impact Fee Allowance of $7,500 — Can be for water, sewer, schools, parks and other infrastructure but cost will depend if building in the City of Albuq., Bernalillo County or Sandoval County.
  • Interim Construction Loan and All interest payments on the improvements (excludes land interest, see below)
  • Title Policy & Survey Inspection Report upon Closing
  • All New Mexico Gross Receipts Taxes at the rate of 6% of cost of improvements, Changes in municipality rates from 6% will added/ deleted on all contracts.
  • Warranty from Stahr Homes for One Year, plus additional components carry extended warranties from the vendor, manufacturer or subcontractor.
Excluded from the square foot price of your New Home are the following:
  • All garden or retaining walls and city or subdivision required sidewalks (this is a separate pricing component of any home built by Stahr Homes)
  • Due to large price differences in lots; Lot interest during construction period is calculated and added to the price of the lot.
  • Drainage, Unusual Structural, or Retaining Wall Engineering
  • Landscaping & Irrigation- see specifications above
  • Extensions of Utilities including water, power, phone, cable & sewer
  • Unusual site conditions above & beyond what is ordinary for a “ ready to build lot” (such as extra grading, deep driveways, water wells & septic systems, etc.)
